BRIEF

The client owns an 11,655 sq/m plot in Natanebi, Shekvetili, uniquely positioned just one minute walk from the beach and surrounded by nature trees. The area is also home to two large five-star hotels, a major concert hall, and several smaller hotels.
The client's primary goal was to maximize the land’s potential in terms of built area, including residential buildings, a pool, commercial spaces,

and recreational zones. Given the scale of the property, they also requested a cost-effective approach targeting the middle and lower-middle-class market segments.

As a result, three building volumes were strategically placed based on the maximum allowable area under Georgian Building Codes. Their layout preserved a central courtyard, identified through sun studies as the area with optimal natural light. Atriums were carved into the buildings at the exact locations of existing trees, preserving nature while serving as open circulation zones. This approach eliminated 

the need for stair shafts and sprinkler systems. Similarly, ground level parking was designed as open space behind a ventilated bamboo façade, reducing the need for costly MEP installations. The atrium space lost to voids was compensated by adding levels and refining the building forms. In essence, the architecture emerged organically, shaped by the natural landscape.

Due to the density of trees on the site, early design trials revealed that building only in tree-free zones would not meet the client's requirement to
