The client owned the land of 11 655 sq/m in Natanebi, Shekvetili. The land is special due to its location as it is one minute walk to the beach and at the same time being rich with trees. Around this area there are two big scale, five star hotels, big concert hall and several small scale hotels.
The main request of the client was to use maximum opportunity the land was giving in terms of square footage, including the buildings, pool, commercial areas and recreation. Understanding the big scale of the land the second request was to make it budget friendly, therefore the main target to be middle class and upper middle class.

The Bichvinta pine tree is widespread on black sea shores starting from Anapa,Russia continuing through Psirtskha,Abkhazia,Georgia (Today - Occupied Territory by Russia). It grows on the shore as well as 300-400 metres above sea level. In 1949 the decision was made to spread this species on 50 kilometres of black sea shore, including Shekvetili area.
The main idea for the concept became to maintain the nature of the land as it was, without transplanting any trees, while fulfilling clients request of using the maximum opportunity the land could give.

Due to large amount of the trees on the land, after many experiments, it became clear that creating shapes in empty areas without trees would not fulfil the clients requirement of utilisation of maximum gross area. Therefore three boxes were placed on the land representing the maximum gross area according to what Georgian Building Codes would allow on this land. The location of the boxes were placed in a way to leave the space for inner yard which after the sun study was discovered to have the most sun and daylight. Afterwards the voids were cut inside the buildings on the exact location of the trees, creating empty atriums which later became circulation of the buildings, as for circulation being an open space, this gave an opportunity to avoid stair shafts and sprinkler system. The same idea was used for parking spaces which were placed on level 0, being an open space covered by bamboo facade which gives opportunity of air circulation, and avoiding expensive MEP systems.

The lost area of atriums were utilized by adding levels and working on the shape of the buildings.

In this concept the architecture created itself following the shape of the nature.
